I have taken over fifteen years of project management experience, in different vertical markets, and parlayed that into a company called Circle W Site Services, LLC.  I provide real estate development management, construction management and technology services.  The following paragraphs expound upon services that are offered.

Real Estate Development and Construction Management

I handle the entire project, except for financing.  This includes everything from due diligence to the recording of the final plat, and everything in between.  Some of those items included are listed below:

• Pro Forma development

• Conceptual designs

• Hiring and working with engineers specific to the requirements of the project

• Submission of preliminary plans to municipal authorities

• Working with regulatory agencies on your project (environmental, US Army Corps of Engineers, etc.)

• Putting out RFQ's and hiring the contractors on your company's behalf

• Managing the work being performed

• Handling of all financial transactions from draw submissions to contractor payment

• Lien Waivers

• Dealing with all municipal and state inspectors

• Coordinating as-builts and final plat submissions

• One stop shop and a single point of contact for you and your investors.  We will do it all, or only a part.

Completed real estate development projects include residential developments in Carrol, Clayton, Coweta, Fulton, Henry & Pike Counties, in Georgia; condominiums in coastal Alabama; condominiums in the Florida Panhandle; and, residential development in east Alabama.

Construction management projects include: data centers in Oregon, Kentucky, Texas, Colorado, and several in the Atlanta area; residential construction in central and west Georgia; and, steel buildings in Georgia.

Circle W Site Services, LLC, also provides web design and hosting services.  Please see the Resources pages for a list of website design clients.  I can also provide computer and network installation and maintenance services, based upon the locale of your needs.

As unique as this design may be, we understand that you may wish to have it customized to suit your needs.

For websites and graphics, I bill by the quarter hour, at the rate of $75 per hour.

On projects over $100 I require a retainer of 50%.
